Boiler services.

Many older Twin Cities homes heat with boilers, radiators, and baseboard, and regular service prevents mid-winter breakdowns. We repair and replace gas and oil boilers, with common parts stocked for Weil-McLain, Burnham, and Buderus.

01, What we cover

Full boiler service for Twin Cities homes

Boilers are different animals from forced-air furnaces, they run under pressure, move hot water through zones, and have more serviceable parts. Our technicians are trained on hydronic systems specifically, not forced-air guys guessing their way through a boiler call.

A boiler out in January is as urgent as a dead furnace. We respond same-day on most boiler calls and carry common parts, zone valves, circulator pumps, pressure relief valves, expansion tanks, on every truck. The $89 diagnostic fee is waived when you proceed with the repair.

  • Gas and oil boiler repair and replacement
  • Zone valve repair and replacement
  • Circulator pump replacement
  • Pressure relief valve service and replacement
  • Radiator bleeding and system balancing
  • In-floor radiant heat repair
  • Expansion tank replacement
  • Boiler controls and thermostat wiring
  • Weil-McLain, Burnham, and Buderus service
  • Annual boiler tune-up and inspection

Older homes, honest repair-vs-replace advice

A 40-year-old cast iron boiler can still have another decade left in it if the heat exchanger is sound. A 15-year-old condensing boiler with corrosion issues may not be worth saving. We tell you which is which before you spend money on parts for a system that's at the end of its life.

When replacement is the right call, we size the new boiler to your actual heat load, not to the output of your existing one, which was often oversized decades ago. Right-sized boilers run longer cycles at lower temperatures and last longer themselves.

02, How it works

From diagnosis to pressure check

Most boiler repairs happen in one visit. Full replacements take one to two days depending on venting and piping configuration.

  1. 01

    Diagnostic visit

Boiler, zone valves, circulator pumps, piping, and heat distribution evaluated. Pressure, temperature, and flue draft checked. We identify what's failed and what's at the end of its service life.

  2. 02

    Honest repair or replace recommendation

Age, condition, and cost of repair relative to a new system are weighed. We won't push a replacement to make a sale, we'll tell you when a $400 circulator pump buys you another ten years.

  3. 03

    Work approval and pricing

Full cost presented before any work starts. The quote matches the invoice, no surprises added halfway through.

  4. 04

    Repair or new boiler installation

Most repairs completed in one visit. Full boiler replacements take one to two days depending on venting, gas line sizing, and piping updates needed.

  5. 05

    System test and pressure check

Full heat cycle run, pressure verified at 12 to 18 psi cold, all zones confirmed heating. For new installs, combustion analyzed and burner tuned to spec.

Normal cold pressure 12–18 psi
Supply water temp 160–180°F
Expected boiler life 15–30 yrs
Diagnostic fee $89, waived
03, Watch for

Signs your boiler needs service

Boilers usually give warning before they fail completely. Catching these signs early turns a $400 service call into prevention, not a $4,000 emergency replacement in a cold snap.

  • Radiators that don't heat evenly or at all in some zones

  • Banging, knocking, or gurgling in the pipes

  • Boiler cycling on and off too frequently

  • Pilot light or ignition problems on older systems

  • Water pooling near the boiler or at connections

  • Pressure gauge reading below 12 or above 20 psi when cold

  • System taking much longer than usual to heat the home

  • Visible rust or corrosion on the boiler body or connections

In-floor radiant

Radiant heat repair and tune-up

In-floor radiant systems, PEX loops under concrete slabs or wood subfloors, require different diagnostics than radiator setups. Cold zones, pressure drops, and manifold problems are the most common issues we see. We service radiant systems installed by other contractors, including the ones that didn't label anything.

If your radiant floor has gone cold in a room or two, we can usually track down the restricted loop, bleed air from the system, or replace a failed manifold valve, without tearing up the floor.

Boiler down? Call before it freezes.

Hydronic systems can freeze and burst if the boiler is out long enough in cold weather. Our emergency line runs 24/7, call us before you drain the system yourself.

Hot water heat, serviced by people who know it.

Boilers aren't furnaces, don't let a forced-air specialist learn on your system. We service boilers every week, year-round.
